MAINTENANCE REQUESTS

Office Hours Maintenance Requests
8:00 am - 5:00 pm, Monday-Friday, Closed on Holidays

DO NOT E-MAIL REQUESTS! All requests must be reported to 824-5964.

Call (949) 824-5964 or visit the Verano Place Housing Office to submit a maintenance request. The Verano Place maintenance staff will respond within 24 hours to determine the urgency and extent of work required. Most routine jobs will be completed in two working days. Work performed by Facilities Management or outside vendors is usually completed within three weeks of the request.


After Hours Maintenance Requests
Monday-Friday, 5 p.m. - 11 p.m.; Weekends and most Holidays, 8 a.m - 11 p.m.

Call the non-office hours phone line at 824-5964 to report the maintenance problem. Do not e-mail requests. Live-in maintenance staff are available to respond to emergency maintenance issues (see below). Requests for non-emergency repairs should be reported to 824-5965.

 

                                               EMERGENCY/CRITICAL

MAINTENANCE SITUATIONS

The items on this list are considered emergency/critical maintenance situations and non-office hours staff will respond.

PLUMBING

These items will be addressed up to 11 p.m:

  • Sink or bathtub that is backed-up or draining slowly
  • No hot water
  • Loss of water pressure in apartment
  • Toilet tank running continuously
  • Sink or tub faucet that will not shut off or slow down (depends on how much water is coming out)
  • Sprinklers are running for more than 1/2 hour

CALL Around the clock (24 hours)

  • Waste water coming up in the bathtub, toilet or outside of building from pipe in the ground
  • Water heater leaking into the apartment
  • Leaking fire sprinkler head (depends on the severity)
  • Broken water pipe with water flowing from it or from the ground
  • Sink or tub faucet that will not shut off or slow down (depends on how much water is coming out)
  • Water coming up through the floor
  • Ceiling leak
  • Smell of gas
  •  Flooded laundry room
  • Storm drain or gutter is backed up and is leaking into apartment or prevents you  from getting to your car

 

Note: Please do not dispose of potato peels, coffee grounds, celery, carrots, onion peels, lettuce, egg shells, rice and pasta down the kitchen sink.  Please dispose of  these items in the trash as the disposal will not grind these food particles sufficiently and will cause the sink to clog.

ELECTRICAL: Call Around the Clock - 24 hours

  • Electrical Fire - Call 911
  • Short in electrical receptacle or wall switch
  • Sparks or smoke coming out of electric range
  • Power outage
  • Sections of exterior lighting goes out
  • Fire alarm going off- Call  911
  • Smoke detector going off--call 911 if smoke or fire is confirmed. If there isn't a fire, you can call up to 11 p.m.  If smoke detector is beeping, replace the battery or call the housing assistant before 11 p.m. for directions on how to replace battery.

 

SAFETY/POLICE/VANDALISM/SECURITY:  Call Around the Clock - 24 hours

  • Broken windows or locks
  • Fire
  • Vandalism
  • Safety issues

 

MISCELLANEOUS

  • Refrigerator stops working- If it is after 11 p.m., keep door closed until you can call the next day.  We will not respond between 11 p.m. and 8 a.m. for this problem.
  • Fire access road poles, chains or gate open - Call up to 11 p.m. We will not respond between 11 p.m. and 8 a.m. for this problem.
  • Earthquake/Disaster Response - Call around the clock-24 hours
