Local Apartment Communities & Rates
The following information will give you a brief overview of the areas near UCI. Included are average costs for each community, as well as some information regarding convenience and atmosphere.
Rents are based on figures from May 2007. In general, you can expect to see an increase in rental rates each year. Rental costs vary depending upon location, demand, utilities, amenities, and the time of year. Individual costs also will depend upon the number of people sharing the unit. "Good deals" are obtainable with some effort and research. By constantly checking with our office, you can effectively get a "jump" on the more reasonable rentals. Prices that follow are for unfurnished units in all areas with the exception of the Newport Beach and Balboa Island areas where most rentals are furnished units.

Irvine
University Town Center (UTC)
University Town Center is a community of rental units and condominiums across the street within easy walking distance of the campus. Many UCI students rent places there and are thus able to participate fully in University activities. UTC is connected to the campus by a pedestrian bridge, and also features a shopping center with restaurants, specialty shops, fitness centers, a post office, and a movie theater.
UTC apartment complexes all provide the following: central air conditioning, electric range and oven, dishwasher, disposal, refrigerator, and laundry facilities. Some apartment complexes allow pets for an additional $300 pet deposit. All units are unfurnished, fully draped, with patio or deck. A $600 deposit per apartment is required (unless otherwise noted), which converts to a refundable security deposit upon move-in. Most students will need to provide a guarantor, or a deposit equal to two times the monthy rent of the apartment. The nonrefundable application fee for an apartment in UTC is $35 per person. University Town Center Association recreation facilities include swimming pools, spa or jacuzzi, and tennis and basketball courts.
There is a strict two-car per unit maximum in most University Town Center complexes. Two parking stickers are issued in these complexes allowing occupants to park in the designated UTC complex. Illegally parked cars are cited and towed away. There is additional street parking available on Stanford Street between Dartmouth and Berkeley Courts, and restricted street parking, night time only, on Stanford Street by Stanford Court Apartments.
Office hours at each complex are Monday-Saturday 8:30 a.m.-6:00 p.m., Sunday 12:00 p.m.-6:00 p.m., Tuesday, open until 7:00 p.m.

The Island is one of the most popular student housing areas in Orange County because of its relaxed and homey atmosphere, fully furnished units, and reduced winter rental rates for leases running from mid-September through mid-June. It is about six miles to UCI from the Island. Students often find it helpful to work with a realtor specializing in Balboa Island rentals. Most agencies are located along Marine Avenue on Balboa Island.

Balboa Peninsula |
Another popular housing area for UCI students, the Peninsula offers exceptional housing value with a collegiate lifestyle thrown in at no extra charge. You sometimes can find a place to live there in converted garages and beach house additions at extremely attractive prices. By combining low winter rental rates with fully furnished units, the area offers a wide variety of nine-month rental opportunities uniquely suited to the needs of UCI students. The majority of Anteaters on the Peninsula live between 20th Street and the Santa Ana River. Realtors specializing in Balboa Peninsula rentals are often the most effective way to look for housing in this area.
